Whoever wants to buy a plot, Land or an apartment in Goa, they should do some initial checks before going and visiting the place for buying purpose.

Top architects in Goa

Just do these three simple checks:

  1. Ask the Broker or the owner whoever is showing you the property , few details of the property:
  2. Village or the municipal area where the property lies
  3. The Taluka of the property
  4. Survey No. & Sub- division of the property (for village areas) or P.T. sheet & chalta no. ( for city/ municipal areas)
  1. Once you know all these three things, the next step is to check the zone of the property, whether the property is in settlement, commercial, industrial, orchard etc. zone.
  2. And to check go to the website of TCP Goa , whose link is given below:

Click on land use column, in whichever row your Taluka is mentioned, and download the respective plan.

and for City Area check the below link:

Click your city and download the plan

  1. Once it’s downloaded search your Sy. No. or P.T. sheet no. in that plan, and compare the color with which your area is filled with by looking at the legend.
  2. You will know the zone, if you want more details regarding the zone then apply for zoning certificate in the TCP or PDA department.

If the zone in the plan is same as it’s been mentioned to you then you are safe.

  1. The Third step is to cross-check the area and the owner of the property.
  2. To check that click on the below link: https://dslr.goa.gov.in/f114new.aspx

  1. Form I and XIV for village areas and Form D for cities
  2. Fill the following columns and click on view details.

  1. After clicking you’ll get the form mentioning the area and the owner of the property and about any Tenant if it’s there.
  2. If after knowing and checking all these 3 steps , you are satisfied then you are good to go.
